Hi, this Joshua Peterson with Peterson Electric. We are here with Bob. He is an investor in Greeley, Colorado. He typically does about a 1/2 million dollar home. He will do a fix and flip upstair stuff to all the way to the basement stuff. Done here he called us out to wire in this basement. The basement was about 1,650 square foot and had about 100 openings between can lights, switches, outlets, ceiling fans and smoke detectors. If someone is calling us up and asking how much it is, we can try to bid it by the opening if we have a print. It would be a certain price for cans, ceiling fans, outlets and switches which it all kind of varies. I wanted to talk to you quickly about permits. I get a lot of phone calls and a lot of people seem that they want to void that. I want you to talk to you about it and have Bob explain why it is important for him as an investor to get the proper permits and do the proper procedures. It is very important these days to get permits on these properties. You can talk to your real estate agent that a lot of homes that are being sold now, part of the disclosure process for the owner is if your basement has been done with a proper permit. One city particular, Loveland, if they find out a home has had basement finished without a permit. They have been going in and actually having people remove their drywall out of their basement, so they can see the plumbing, heating and electrical. So for the few hundred dollars that it typically cost for a permit and have a professional do it, I think one is foolish to try to attempt it yourself or without a permit. We always call Josh. So anyways, that is not coming from me, but is coming from someone who does this everyday how it is so important to make sure that the proper procedures are taken, if you decide to build or re-build. Even if you are gutting a kitchen. Someone says, “I am just moving a few things.” That typically does not count. We want to make sure you are legitimately taken care of. The one thing you need to keep in mind is the inspection will also make us, the contractors, are doing our job correctly to code and you can also go back to your insurance company and show them your permit and say do we get a discount for getting rid of a “FPE panel” or updating your electrical to a new current code.
